Frequently asked
Honest answers.
Permits, lead times, foundations, financing — the questions people actually ask before we break ground.
Getting started
Do you give real quotes, or just ranges?
Real quotes. We'll ask about your land, intended use, and the spec level you want, then put together an actual number — not a placeholder.
How soon can you start?
Typical lead time is 6–12 weeks from signed contract to ground-break, depending on season and engineering. Slabs and weather drive most of the variance.
Where do you build?
Alma, KS is our base — just east of Manhattan in the Flint Hills. We routinely build across Kansas and into neighboring states. If you're outside Kansas, give us a call — we'll tell you straight whether we're the right team.
Design & engineering
Are your buildings engineered for Kansas weather?
Yes. Every structure is engineered to your county's snow, wind, and seismic loads, sealed by a licensed engineer.
Can I bring my own floor plan?
Absolutely. We'll review it for steel-framing feasibility and adjust where needed. If you don't have a plan, we'll work one up with you.
Are you IAS accredited?
Yes — IAS accreditation means our shop and processes are independently audited to meet the same standards as commercial fabricators.
Site & construction
Do I need a foundation poured before you arrive?
It depends. We can coordinate the foundation or work to a slab you've already had poured. We'll spec exactly what's needed before any concrete goes down.
Who handles permits?
You're the property owner of record, so the permit is in your name — but we prepare the engineered drawings and walk you through the local building department's process.
Will I need to be on-site during the build?
No. We send progress photos at each milestone and answer the phone when you call. Many of our clients live out of state and only visit at delivery.
Still have a question?
Call us — we pick up. Or send a quote request and we'll include answers to whatever you ask.
